A 1 Owner contains a copy of the most current vesting deed (arms- length transaction), a recordable legal description along with all open mortgages and any trailing documents including but not limited to Assignments, Loan Modifications, Notices, all open judgments and liens for a commercial property. Requirements include the State, Recording Jurisdiction, Borrower/Owner Name(s) and a combination of the following: Site Address, Site Parcel Number and/or Legal Description.

A Full Search has a search length based on each state’s specific requirements. A Document Retrieval enables a client to retrieve any type of recorded document in any recording jurisdiction in the United States for a commercial property. Requirements include the State, Recording Jurisdiction, Document Type and the recording information.

An Update Report can be ordered on any previously completed Ameristar report up to 12 months old. This report will verify any new information filed since the last report’s index date. Requirements include the State, Recording Jurisdiction, Borrower/Owner Name(s) and a combination of the following: Site Address, Site Parcel Number and/or Legal Description and the previous Ameristar report ID.

A Gap Report can be ordered on any previously completed report done by another firm which is up to 12 months old. This report will verify any new information filed since the last report’s index date. Requirements include the State, Recording Jurisdiction, Borrower/Owner Name(s) and a combination of the following: Site Address, Site Parcel Number and/or Legal Description.

An Assignment Verification Report will list a chain of assignments for a given mortgage/deed of trust for a commercial property. Requirements include the State, Recording Jurisdiction, Borrower/Owner Name(s) and a combination of the following: Site Address, Site Parcel Number and/or Legal Description.

A Lien Release Report is a search for confirmation of release for a given mortgage/deed of trust or judgment/lien for a commercial property.
