Commercial Title Research

Commercial Title Research provides real estate information products created to streamline the settlement services process. Performed by abstractors or courthouse research specialists, these reports are used for real property transactions with permissible risk tolerance levels. Used primarily by the lending and settlement services community, these reports have gained widespread acceptance and are available in every jurisdiction of the United States.

A 1 Owner contains a copy of the most current vesting deed (arms- length transaction), a recordable legal description along with all open mortgages and any trailing documents including but not limited to Assignments, Loan Modifications, Notices, all open judgments and liens for a commercial property. Requirements include the State, Recording Jurisdiction, Borrower/Owner Name(s) and a combination of the following: Site Address, Site Parcel Number and/or Legal Description.

Add-ons include: Typing/Uploading in your title/loan software. Grading using your matrix and specific information about your report and its data. Any of the additional ancillary reports (Probate, Divorce, Civil, Bankruptcy, Tax Certificate) and any specific client or state requirements (NJ Superior Court, NJ Tidelands, OFAC, Plat, Exceptions, Attorney Certification).

A 2 Owner Report / Foreclosure Information Report contains a copy of the most current vesting deed (arms-length transaction), the prior conveyance, a recordable legal description along with all open mortgages and any trailing documents including but not limited to Assignments, Loan Modifications, Notices, all open judgments and liens for a commercial property. Requirements include the State, Recording Jurisdiction, Borrower/Owner Name(s) and a combination of the following: Site Address, Site Parcel Number and/or Legal Description.

A Full Search has a search length based on each state’s specific requirements. The search will contain all conveyances, open mortgages and any trailing documents including but not limited to Assignments, Loan Modifications, Notices, all open judgments and liens for a commercial property. Requirements include the State, Recording Jurisdiction, Borrower/Owner Name(s) and a combination of the following: Site Address, Site Parcel Number and/or Legal Description.

Requirements include the State, Recording Jurisdiction, Borrower/Owner Name(s) and a combination of the following: Site Address, Site Parcel Number and/or Legal Description.

A Deed & Mortgage Report contains a copy of the most current vesting deed and a recordable legal description along with all open mortgages and any trailing documents including but not limited to Assignments, Loan Modifications and Notice for a commercial property. Requirements include the State, Recording Jurisdiction, Borrower/Owner Name(s) and a combination of the following: Site Address, Site Parcel Number and/or Legal Description.

A Judgment/Lien Report lists all open judgments and liens found recorded for an individual borrower/owner in a singular recording jurisdiction within state requirements. Requirements include the State, Recording Jurisdiction and Borrower/Owner Name.

A Document Retrieval enables a client to retrieve any type of recorded document in any recording jurisdiction in the United States for a commercial property. Requirements include the State, Recording Jurisdiction, Document Type and the recording information.

An Update Report can be ordered on any previously completed Ameristar report up to 12 months old. This report will verify any new information filed since the last report’s index date. Requirements include the State, Recording Jurisdiction, Borrower/Owner Name(s) and a combination of the following: Site Address, Site Parcel Number and/or Legal Description and the previous Ameristar report ID.

A Gap Report can be ordered on any previously completed report done by another firm which is up to 12 months old. This report will verify any new information filed since the last report’s index date. Requirements include the State, Recording Jurisdiction, Borrower/Owner Name(s) and a combination of the following: Site Address, Site Parcel Number and/or Legal Description.

An Assignment Verification Report will list a chain of assignments for a given mortgage/deed of trust for a commercial property. Requirements include the State, Recording Jurisdiction, Borrower/Owner Name(s) and a combination of the following: Site Address, Site Parcel Number and/or Legal Description.

A Lien Release Report is a search for confirmation of release for a given mortgage/deed of trust or judgment/lien for a commercial property. Requirements include the State, Recording Jurisdiction, Borrower/Owner Name(s) and a combination of the following: Site Address, Site Parcel Number and/or Legal Description.

A Civil Search will show any open judgments/liens recorded at the Civil Court level for a commercial property. Requirements include the State, Recording Jurisdiction and Borrower/Owner Name.

A UCC Report is a search for open UCCs filed at the county level and state level for a residential or commercial property. Requirements include the State, Recording Jurisdiction, Borrower/Owner Name(s) and a combination of the following: Site Address, Site Parcel Number and/or Legal Description.

A Bankruptcy Report will show if a Borrower/Owner has any open or closed bankruptcy cases against their name. This report includes the docket only. Requirements include the Borrower/Owner Name(s) and the last four of their tax identification number.

An Exceptions Report will show any documents filed against a property that could affect title of a commercial property. Requirements include the State, Recording Jurisdiction, Borrower/Owner Name(s) and a combination of the following: Site Address, Site Parcel Number and/or Legal Description.

A Mortgage Release Report will list all open and released mortgages and any trailing documents including but not limited to Assignments, Loan Modifications and Notices for a commercial property. An Environmental Lien Report is performed on a specified singular, commercial tract or parcel of land that summarizes information concerning the current ownership, environmental liens, open voluntary/involuntary liens, judgments and lis pendens, property tax values and obligations. Requirements include the State, Recording Jurisdiction, Borrower/Owner Name(s) and a combination of the following: Site Address, Site Parcel Number and/or Legal Description.

A Customized search is solely based on specific criteria supplied by the customer. Requirements include the State, Recording Jurisdiction, Borrower/Owner Name(s) and a combination of the following: Site Address, Site Parcel Number and/or Legal Description.
